What we do, and what it includes.
Prices depend on the roof, so we do not print them. What we can print is exactly what you get, and the one number that is always the same: the estimate is free.
Roof replacement
A full tear-off, most homes in one day.
We do not roof over the old shingles. Everything comes off, the deck is inspected and any soft plywood is replaced before anything new goes on.
- Architectural shingles from the manufacturer's Class 4 impact-rated line, which most Colorado insurers discount
- Synthetic underlayment and ice-and-water shield in the valleys, at the eaves and around every penetration
- New drip edge, pipe boots, step flashing and ridge vent, not reused
- Every nail picked up: a magnet sweep of the yard and driveway before we leave
- Photos of the deck before it is covered, sent to you the same day
Repairs and leaks
Found, fixed, photographed.
Most leaks are not the shingles. They are a cracked pipe boot, a nail that backed out, or flashing at a chimney or wall that has let go. We find the actual cause before we fix anything.
- A flat inspection fee, credited back if you go ahead with the repair
- Before and after photos of the spot, so you can see what was wrong
- An honest word if the roof is at the end of its life and a repair would be money thrown at it
- Same-week scheduling for active leaks
Hail and storm claims
We meet your adjuster on the roof.
Hail is a fact of life on the Front Range. The claim process is not hard, but it goes better when the roofer and the adjuster look at the same slope at the same time.
- A free inspection with photos, so you know whether there is damage before you file
- We schedule around the adjuster's visit and walk the roof with them
- The estimate is written to the insurer's line items, which speeds up approval
- No contract until the claim is approved, and Colorado law gives you 72 hours to cancel if it is denied
Gutters
Seamless aluminum, cut on site.
Gutters are sized to the roof above them. A big roof on 5-inch gutters overflows in every summer storm, and that water ends up in your basement.

- Hidden hangers every 24 inches, and 3 by 4 downspouts on the big runs
- Twenty stock colors to match trim or fascia
- Guards that actually keep cottonwood fluff out, if your street has cottonwoods
Warranty and paying
What is covered, and how you pay.
Our workmanship warranty on every replacement. If something we did fails, we fix it, and the warranty transfers if you sell the house.
Shingle warranties from the manufacturer, registered in your name. We give you the paperwork, not a promise to send it.
No deposit for insurance work. For a replacement you pay for, half on the day materials arrive and the rest when you are happy with the clean-up.

Before you call.
How long does a replacement take?
Most single-family homes are done in one day: tear-off in the morning, dried in by lunch, shingled by late afternoon, clean-up before dark. Large or steep roofs take two.
Do I need to be home?
Not for the work itself. We need you at the start for the walk-around and at the end to sign off on the clean-up. Please move cars out of the driveway; shingles come off with some enthusiasm.
What does an inspection cost?
A storm or estimate inspection is free. A leak diagnosis carries a flat fee that is credited against the repair if you go ahead with it.
Will you work with my insurance company?
Yes. We inspect first so you know what you are claiming, we meet the adjuster on the roof, and we write the estimate to their line items. We do not waive deductibles; that is insurance fraud and it is illegal in Colorado.
Class 4 shingles: are they worth it?
On the Front Range, usually yes. They stand up to hail far better and most insurers discount the premium for them. We will show you the difference on the estimate so you can decide.
What happens if it rains mid-job?
We watch the forecast and do not tear off more than we can dry in that day. If a storm rolls in early, the deck is covered with synthetic underlayment and tarps before the first drop. Nobody gets a wet attic on our watch.
